Heritage Success for a New Residential and Commercial Development within a Conservation Area in Kingston Upon Thames

Fuller Long are delighted to have worked alongside Quad Architects on a scheme for six new dwellings overlooking the river in the Royal Borough of Kingston Upon Thames.

The recently approved scheme will see the redevelopment of a site in the Riverside South Conservation Area, which currently comprises an open forecourt and car wash operation, into six, two-storey terraced houses and two commercial units. Given the location of the site within the conservation area and nearby to both the Thames side area of special character and the gardens of Hampton Court Palace , a thorough and robust heritage statement was required to support the scheme and assess any potential impact upon the character and appearance of  the surrounding area and upon riverside views. 

Our team of heritage consultants put together a detailed report, assessing the conservation area itself as well as other nearby heritage assets. It was crucial to ensure that the proposals conformed with all of the relevant policies within Kingston’s adopted Core Strategy, including Policy CS4, which seeks to protect and enhance the special character and environment of the River Thames, and Policy CS8, which focuses specifically on character, heritage and design. 

Prior to the existing buildings being built, the site would have formed the front gardens of previously existing detached villas that were built on the road in the mid 19th century. These houses were unfortunately brought down by a flying bomb in 1944 which led to the redevelopment of the site into a garage and fuel station. As the existing buildings are completely out of keeping with the rest of the area, our team were able to conclude that the proposed dwellings would provide a positive heritage benefit to the significance of the Riverside South Conservation Area. Following permission being granted, works have now begun on site and will be completed next year
